Details
Iron gates and timber doors open to a double-height foyer, leading to vaulted lounge and dining rooms. The lounge centres on a grand open fireplace; formal dining has a closed fireplace. The kitchen is made for cooking and hosting, with a butler's kitchen behind. The bedrooms are arranged over two levels plus the guest pavilion. The main suite has a private balcony and ensuite; the ground-floor garden suite has an ensuite with claw-foot bath and garden views; two further super-king bedrooms enjoy sea and rose-garden outlooks. Ensuites and bathrooms have tiled underfloor heating. Three living areas include the underground media lounge beside the cellar and bar, with a boardroom/rumpus room in addition.

Location
The Ōmokoroa Peninsula reaches into Tauranga Harbour on the western side of the Bay of Plenty, a region known for warm summers, mild winters and golden beaches. The estate sits right above the fourteenth tee of the Ōmokoroa Golf Club, with the harbour beyond. The village, wharf and beach are close by. Tauranga's CBD is approximately 20 minutes' drive, Mount Maunganui and Tauranga Airport approximately 25 minutes, and Auckland approximately 2 hours 40 minutes by road. For faster arrivals, the estate has offered direct helicopter transfers from Auckland, a flight of around 20 minutes, landing on the estate.

Lifestyle
This is a place to live the Bay of Plenty year round. Mornings can begin with laps of the heated pool or a session in the gym, followed by breakfast on the terrace as the sun crosses the north-facing gardens. Afternoons drift between the tennis court, the spa pool and the fairway at the end of the lawn. Evenings move indoors to the fireside lounge or down to the cellar and bar for a tasting or a film. With room for extended family, guests in the pavilion and space to work from the boardroom, the estate suits a household that wants privacy, space and everything within the gates.

Wedding & Events Venue
As Ātaahua Estate, the property has operated as a luxury rental villa and boutique events venue, hosting small weddings, private dinners and corporate retreats. The lawns, pool terrace and courtyards have served as ceremony and reception spaces, with marquees set across the gardens, while up to ten guests stay on site across the five bedrooms. The villa has also offered private chef and housekeeping services, a boardroom for day hire and helicopter packages from Auckland. The estate has been featured in the New Zealand Herald and Robb Report Singapore, among others. For a buyer, it offers the option of continuing a hospitality or events use, subject to the necessary consents, or simply a home made for hosting family celebrations.

Architecture & Gardens
The design follows the principles of symmetry, perspective and balance associated with the sixteenth-century Italian architect Andrea Palladio. Tiled roofs, ivy-covered walls, colonnaded loggias and formal parterres of clipped box and cypress frame the villa. A pergola-covered loggia with an outdoor fireplace forms a true outdoor room, a long water rill draws the eye across a stone-paved courtyard, and a wrought-iron spiral stair adds a sculptural flourish.

Pool & Wellness
The 25-metre heated pool runs the length of a formal lawn, with a spa pool alongside. At its end, the guest pavilion suite has a super-king bedroom and ensuite, with bi-folding doors to covered and open terraces. Beside it, the gym is equipped with a water rower and trapeze reformer, a full-spectrum infrared sauna and infrared ceiling heaters for hot yoga.

Entertaining
Hosting is built in. The boardroom seats up to 18, with video-conference set-up and 65" and 85" screens. The kitchen and butler's kitchen support anything from family dinners to catered events. Below ground, the extensive wine cellar opens to a timber-lined bar and media lounge for tastings, film nights or late evenings.

Grounds & Tennis
A floodlit tennis court sits within palm-lined gardens, with a pergola alongside for spectators. Paths wind through the grounds past citrus trees and a fire pit to a palm-lined walk, and the lawns run out to the edge of the fairway.
